Asset Management Analyst / Associate:

Essential Properties Realty Trust (NYSE: EPRT) is a publicly traded net-lease Real Estate Investment Trust located in Princeton, NJ that primarily invests in single-tenant, operationally essential real estate assets across a wide variety of industries within the service, retail, and industrial sectors throughout the United States. As of September 30, 2024, we have invested $6B and operate a portfolio of over 2,000 properties across the nation.

Essential Properties is looking for an analyst/associate to join the asset management team. The primary responsibilities of the asset management team include the management of existing assets within the EPRT portfolio and strategic oversight of all dispositions and tenant negotiations. The candidate must be able to demonstrate attention to detail, ability to navigate lease documents, manage multiple projects and execute key portfolio initiatives.

The position will report directly to the Director of Asset Management.

Responsibilities:

  • Interact with operators and tenants to extract appropriate financial and real estate information and assess the performance of investments
  • Engage in regular communication and contact with on-site teams at the properties to stay informed
  • Have a thorough understanding of leases
  • Perform credit analysis on existing and prospective tenants
  • Identify, assess, and execute disposition and subleasing opportunities
  • Assist in preparing investment memorandums for dispositions.
  • Work on lease renewals, disputes or any other matters that require legal oversight
  • Be an operator and market level expert for covered portfolio of sectors and individual assets
  • Prepare any ad-hoc reports and assist with special projects as needed

Qualifications:

  • 2 to 5 years of relevant real estate asset management, acquisitions, portfolio management or credit underwriting
  • Bachelor’s degree in real estate, finance, accounting, economics or related field
  • Experience in various computer programs including Excel, CoStar, DealPath, Yardi, CoreLogic and/or other real estate technology platforms
  • Understanding of real estate and credit fundamentals
  • Excellent quantitative and analytical skills with strong attention to detail
  • Financial modeling experience
  • Outstanding verbal and written communication skills
  • Thorough understanding of financial documents, accounting reports, and other relevant accounting reports
  • Ability to travel approximately 10% of the time across the US
