Essential Properties Realty Trust (“EPRT”) is looking to fill a newly created position of Financial Reporting Manager in the Princeton, New Jersey office.

About the Company

EPRT is a rapidly growing single tenant net lease real estate investment company based in Princeton, NJ.  The Company was formed in April 2016 and currently manages over $750 million in single tenant net lease investments.  EPRT is staffed with a very seasoned investment team and is well-capitalized and seeking to grow.


Experienced individual must be detail-oriented and proficient, with an analytical mindset, and be able to produce comprehensive and accurate work product in a timely manner. The individual must have a minimum of three to five years of experience in a financial reporting position or an accounting position including a strong background in the preparation and analysis of financial statements. The individual must also be a quick learner, team player, have good communication skills, and employ professional discretion in handling confidential information. The position will involve several different responsibilities, but the primary responsibility will be to prepare all required monthly, quarterly, and annual financial reports to both internal and external users as well as assist in, if necessary, the preparation of related journal entries, reconciliations, and audit workpapers as needed. This position will offer challenges and learning experiences in a fast-paced work environment.

Essential Job Functions

Accounting & Reporting

  • Prepare and analyze monthly, quarterly and year-end financial statements and reports
  • Analyze financial statements and other financial information to identify trends and fluctuations which will help in external reporting, operations management and strategic planning
  • Obtain explanations for unusual and/or significant fluctuations in monthly, quarterly, and annual operating results compared to the equivalent period in the prior year and current year budget
  • Coordinate timely reporting to internal and external parties of operating results, actual vs. budgeted and compared to the prior year and of other financial information (e.g., interim revenue amounts, break-even
    points, etc.)
  • Review monthly and quarterly balance sheet reconciliations
  • Assist with special projects as needed in various accounting areas
  • Contributes to the monthly and quarterly financial close process, including workpaper preparation/review and analysis of actual vs. budget performance.
  • Provides technical assistance and insightful, supportable conclusions while participating in technical discussions with management and external auditors.
  • Continually monitors authoritative accounting literature, assesses the impact of new and existing pronouncements on the company and applies guidance as applicable.
  • Serves as a liaison to external auditors.
  • Assists in the preparation of accounting policies, procedures and controls.
  • Adheres to internal control processes and accounting policies and procedures in order to help ensure a sound internal control environment.
  • Performs other duties as assigned.

SEC Reporting

  • Participate in drafting all external financial reporting, including the Annual Report on Form 10-K, the Quarterly Reports on Form 10-Q, and the Definitive Proxy statement
  • Prepare comprehensive reference schedules and/or tie-outs of all external reporting to ensure accuracy
  • Prepare annual and interim financial statement disclosure checklists to ensure accuracy and completeness of financial reporting
  • Participate in drafting all external financial reporting to other third-parties as necessary for joint ventures and other entities managed by the Company
  • Participate in drafting Current Reports on Form 8-K as needed when pro-forma financial statements are required

Corporate Finance

  • Participate in the preparation of quarterly reporting to the Company’s Board of Directors and Audit Committee
  • Participate in the annual corporate budgeting process
  • Participate in the preparation and updating of the operating budgets, operating forecasts, and cash flow projections
  • Participate in the cost tracking function of the accounts payable process with respect to projects requiring construction and/or development budgets and proposals

Risk Management & Other

  • Participate in the Company’s Risk Management processes and procedures
  • Interface with accounting functions, legal department, investment group and other elements of operations team
  • Responsible for adherence to approved accounting and financial reporting management processes, procedures, controls and reports
  • Responsible for providing customer service to all internal and external partners with special reporting/projects as needed


  • High degree of integrity and strong work ethic
  • Ability to operate in environment of high velocity of operating activities
  • Understanding of culture, control environment and perceptions affiliated with Publicly listed company/SEC registrant
  • Possess broad knowledge of GAAP, real estate accounting, SEC Reporting
  • Ability to read, analyze and interpret financial statements and related information
  • Strong skills in utilizing finance/accounting systems
  • Strong analytical skills
  • Must be detailed oriented, accurate, and have good organizational skills
  • Self-Starter and ability to work with minimal supervision in addition to working under pressure
  • Proficient with Microsoft Excel
  • Ability to utilize a variety of financial software or achieve proficiency rapidly


  • Bachelor’s degree required
  • CPA license preferred
  • 3-5 years of financial reporting or relevant accounting experience required
  • SEC reporting experience preferred
  • Public Accounting experience preferred
  • Public Company experience required
  • Experience working with audit firms preferred
  • Significant experience utilizing electronic analytical tools required
  • Fundamental accounting knowledge (journal entries, expensing or capitalization concepts, interest expense recognition, accounting for debt issuance costs) required
