Paralegal

Essential Properties Realty Trust (NYSE: EPRT) is a publicly traded net-lease Real Estate Investment Trust located in Princeton, NJ that primarily invests in single-tenant, operationally essential real estate assets across a wide variety of industries within the service, retail and industrial sectors throughout the United States. The Real Estate Paralegal will work within the Asset Management Team to provide timely and professional legal support to our national portfolio of properties.

This role will primarily be responsible for reviewing, negotiating, and finalizing real estate documentation requested by or through our tenants; specifically, the Paralegal role will take the primary lead in processing documents for both the properties and as requested by tenants.

Responsibilities:

  • Review, edit, manage, and coordinate property-specific requests, such as easements, takings, and condemnation actions by state and local transportation departments, including related closing documents, licenses, permits, REA and CCR amendments, and owner-consent forms
  • Review, draft/edit, manage, and coordinate landlord/tenant matters, such as tenant notices, lease amendments, letter agreements, lease terminations, consents to sublease, lease assignments, collateral assignments and leasehold mortgages, alterations and improvements requests, landlord lien waivers and subordinations, landlord estoppel certificates, and license agreements
  • Assist with lease interpretation when necessary for the above tasks
  • Analyze and edit listing agreements
  • Prepare interdepartmental reports and communications
  • Monitor and report on tenant bankruptcies and assist with landlord claim documentation
  • Analyze, forward, and follow-up through completion on tenant litigation matters
  • Monitor active files and follow up proactively
  • Assist with other projects as assigned

Qualifications:

  • Minimum of 3 years of relevant or on-point legal experience
  • Bachelor’s degree and/or significant experience in commercial real estate transaction law preferred
  • A paralegal certificate from an ABA approved school (or otherwise meet requirements)
  • Combination of education, training, experience, skills, and other characteristics that would provide the requisite knowledge and abilities in support of the essential job functions
  • Strong basic legal document drafting skills
  • Ability to work independently and take initiative to seek guidance as appropriate
  • Strong computer skills including Outlook, Word, Excel, Adobe, and preferably YARDI experience
  • Perform a variety of duties within established time frames, demonstrating flexibility and ability to change from one task to another as circumstances dictate
  • Highly reliable; have an effective working relationship with colleagues and work well with a diverse group of attorneys, paralegals and other legal staff, as well as business and other contacts
  • Solid organizational and administrative skills, including performing duties with a high degree of accuracy and timeliness
  • Professional communication skills, both oral and written, for email and telephonic communication, as well as drafting of documents
  • All applicants must be authorized to work in the US
  • In-person attendance in office required (4 days per week)
