Asset Management Analyst

Position Summary

The Asset Management Analyst will work directly with the Director and VP of Asset Management to support the strategic oversight of EPRT’s growing portfolio. This is a hybrid role combining lease administration, portfolio analytics, and disposition support — designed for a junior professional who is detail-oriented, analytically curious, and eager to grow within a fast-paced STNL REIT environment. The Analyst will own the operational integrity of lease data while also contributing meaningful portfolio-level insights to internal leadership.

Job Functions

Lease Administration

  • Abstract leases for newly acquired properties and maintain accurate records in DealPath.
  • Complete new tenant onboarding and manage post-closing deliverables and repair obligations.
  • Review and analyze tenant requests against commercial lease requirements.
  • Monitor and track lease modifications, amendments, and renewals; ensure changes to lease economics, term, or tenant obligations are accurately captured in DealPath and flagged to the asset management team.
  • Own the financial collections process across the portfolio, including tracking rent payments, tenant reimbursables, and CAM reconciliations on a monthly, quarterly, and annual basis; proactively identify and escalate delinquencies or discrepancies to the asset management team.
  • Review property notices and escalate to appropriate team members as needed.
  • Coordinate site visits and manage ongoing communications with tenants and on-site teams.
  • Collaborate with the accounting team to confirm reimbursables are received and reconciled.
  • Develop and maintain processes to organize outstanding tenant obligations and deliveries.

Portfolio Analytics & Reporting

  • Maintain and organize the disposition pipeline tracker, ensuring accuracy and timeliness of deal status.
  • Prepare sector-level portfolio summaries (e.g., tenant mix, vacancy, lease expirations, geography) for use in executive meetings and internal reporting.
  • Serve as a sector-level resource for assigned portions of the portfolio, developing working knowledge of tenant performance and market dynamics.
  • Perform credit analysis on existing and prospective tenants as needed.
  • Prepare ad-hoc reports and portfolio analyses to support senior team members.

Dispositions & Transactions Support

  • Support the disposition process from pipeline management through due diligence, coordination and closing.
  • Assist in preparing investment memorandums and supporting materials for disposition opportunities.
  • Work closely with brokers, legal counsel, and internal teams on active disposition opportunities, lease renewals, and disputes.
  • Assist with due diligence requests, data room management, and document organization for active transactions.
  • Help manage any late payments, defaults, or other property-level matters requiring escalation.

Qualifications

  • 0–2 years of relevant experience in commercial real estate, asset management, lease administration, or a related field. Recent graduates with strong academic backgrounds and relevant internship experience are encouraged to apply.
  • Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field.
  • Familiarity with commercial lease documents and the ability to navigate and abstract lease terms.
  • Proficiency in Microsoft Office, with strong Excel skills required.
  • Experience with DealPath, CoStar, or similar real estate technology platforms is a plus.
  • Strong quantitative and analytical skills with exceptional attention to detail.
  • Excellent verbal and written communication skills; comfortable preparing materials for senior leadership.
  • Highly organized with the ability to manage multiple priorities simultaneously.
  • Must be authorized to work in the United States.

Annual Salary Range

  • $60K-$80K
